Is RM663,000 a fair entry price beside Maluri MRT? What Sunway Velocity 3's last tower offers

Rummah EditorialRummah Editorial··3 min read

If you have been waiting for a family-sized home right on the rail line in Cheras, the number to know is RM663,000. That is the entry price Sunway Property gives on its project website for Tower C of Sunway Velocity 3, the last residential tower in its Sunway Velocity township, according to EdgeProp.

Tower C has 701 leasehold serviced apartments, with built-up areas from 775 to 1,324 sq ft. EdgeProp lists three layouts: a two-bedroom of 775 sq ft, a three-bedroom of 1,012 sq ft that is "dual-key ready", and a four-bedroom of 1,324 sq ft. Sunway soft-launched the tower online on 10 October 2026, and said buyers made more than 100 bookings through a new digital portal. The Malay-language report in DagangNews puts it at 100 units, so treat the figure as around a hundred.

What RM663,000 gets you, and what nobody has said yet

Sunway has not said which unit carries the RM663,000 price. If it is the smallest 775 sq ft two-bedroom, the arithmetic is about RM855 per sq ft (RM663,000 / 775). A larger unit at the same price would work out lower. Ask the sales gallery for the price of the exact unit and floor you want, and for the per sq ft figure on that unit.

A few things are missing from everything published so far: the expected completion date, the number of storeys, the price range above the entry point, and the maintenance fee. Those are the questions to bring with you.

"Dual-key" is worth understanding before you look at the three-bedder. It means one unit split into two parts with their own doors - typically a main apartment and a smaller studio sharing a common entrance - so an owner can live in one part and rent out the other, or house a parent or grown child with some privacy. KL Property Talk reports that Tower C is the only tower in Sunway Velocity 3 to offer dual-key units.

It is also worth knowing what "serviced apartment" means in practice. Units sold under that label often sit on land approved for commercial use, which can affect things like utility tariffs and assessment rates compared with a residential condominium. Check the land use and title type in the sale documents.

The location is the selling point

Sunway Velocity is in Cheras, about 5km from the city centre, and the Maluri MRT and LRT interchange is around 500m from the project, according to KL Property Talk and DagangNews. EdgeProp also names Cochrane MRT and says the project links to Sunway Velocity Mall.

Demand for the earlier towers was strong. Towers A and B, about 1,600 units between them, were 98% taken up within two years, and Tower A has topped out, according to all three reports. Sunway Property chief executive Chong Sau Min told EdgeProp that buyers "value homes that are thoughtfully designed".

Booking now works in two steps: visit the sales gallery first, then complete the booking online through the portal.

  • Entry price: from RM663,000, with the unit it applies to not yet stated.
  • Sizes: 775 sq ft (two bedrooms), 1,012 sq ft (three bedrooms, dual-key ready) and 1,324 sq ft (four bedrooms).
  • Tenure: leasehold serviced apartments.
  • Still to ask: completion date, maintenance fee, land use and the price of your exact unit.
