Radium Evara in Kepong books 40% of its 797 homes at an average RM450,000

Radium Development Bhd says it has taken bookings for 40% of Radium Evara, its 797-home project in Kepong, Kuala Lumpur, after opening the sales gallery and holding a first round of unit selection. The developer puts the average price at RM450,000 a unit, according to a company statement issued on 21 October 2026 and reported by EdgeProp and Sinar Harian.

The project sits on 5.314 acres. The homes are three- and four-bedroom layouts of 800 sq ft to 1,250 sq ft, and completion is targeted for 2030. Sinar Harian put the gross development value at RM506 million; EdgeProp did not give one.

What the statement did not give is just as useful to know. There is no from-price, no price range by layout and no word on tenure. Anyone weighing it against other Kepong projects should ask the sales gallery for the price list by layout and floor, and confirm whether the land is freehold or leasehold, before paying a booking fee.

Facilities include a swimming pool, gymnasium, basketball court, yoga deck, sauna, multipurpose hall and children's play areas. The project holds GreenRE provisional Silver certification, a green-building rating awarded at design stage, before the finished building is assessed.

For getting around, the developer points to MRR2, Jalan Kuching, the DUKE Highway and the Selayang-Kepong Highway, and says KTM and MRT stations are nearby, without naming them. Kepong Metropolitan Park is also close, along with shops, schools and healthcare, according to the statement.

Radium is aiming the project at owner-occupiers, including growing families and households with more than one generation under one roof. Group managing director Datuk Gary Gan Kah Siong said the aim went beyond building quality homes to helping residents feel connected to their surroundings and to one another. Chief marketing officer Kenneth Khoo said buyers are now "looking beyond postcode prestige", weighing whether a home suits their long-term needs rather than how its address sounds.

Two cautions on the headline numbers. The 40% is the developer's own count of early bookings, which are not the same thing as signed sale and purchase agreements. And an average across 797 units says little about any single home: an 800 sq ft three-bedder and a 1,250 sq ft four-bedder will sit at opposite ends of the price list.

For a sense of the wider market, Mah Sing's M Mira in Wangsa Maju opened its sales gallery earlier this month with units from RM474,000, EdgeProp reported. That is an entry price rather than an average, so the two figures are not a like-for-like comparison, but together they show where new family-sized homes in north Kuala Lumpur are being pitched.
