Property Agents in Malaysia

REN stands for Real Estate Negotiator. Anyone legally allowed to market property in Malaysia on behalf of an agency holds a REN number issued by the Board of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH), and works under a registered estate agent, whose own number starts with E. The number is what makes the person showing you a unit accountable to a regulator rather than to nobody.

It means a Rummah administrator has checked that agent's physical REN or REA card against the registration number on their profile. That is a stricter check than displaying a number, and only a subset of the directory carries it. An agent without the badge is not unregistered - their number simply has not been manually verified yet.

In a normal Malaysian sale the seller pays, capped at 3% of the sale price under the schedule set by the Board. For a rental the landlord pays, usually half a month to one month's rent depending on the length of the tenancy. A buyer or tenant paying the agent directly is unusual - if you are asked to, get the basis in writing first.

Yes, through co-broking: the two agencies split the fee and either can bring the buyer. Listings marked co-broke on Rummah are open to it, which means you can work with one agent you trust instead of calling a different number for every listing.

Choose for the area, not the volume. An agent with twenty listings in one township knows what units there actually transact at, which blocks have which problems, and who is quietly selling. An agent with two hundred listings spread over four states knows none of that. Open an agent's page, see where their listings cluster, then compare their asking prices against the transacted prices for the same buildings.

No. Contacting an agent costs nothing and needs no account - every agent page and listing carries a direct WhatsApp link. Rummah charges agents for listing and promotion tools, never the person searching.
