Penang LRT: every proposed line, station and the property market around it

The Mutiara Line is under construction - about 24 km from Silicon Island through George Town and across the Penang Strait to Penang Sentral in Butterworth, with a target opening of 2031. Five further lines are proposed or planned under the Penang Transport Master Plan (PTMP), linking Ayer Itam, Tanjung Tokong, Raja Uda, the northern corridor to Kepala Batas and the southern corridor to Nibong Tebal.

The 3D model above simulates a weekday service pattern on the proposed alignments. Alignments, station positions, headways and speeds are indicative and subject to change - only the Mutiara Line is confirmed and being built.

Penang LRT: common questions

When will the Penang LRT be completed?
The Mutiara Line — the first and only Penang LRT line under construction — is targeted for passenger service in 2031, with main construction running through the late 2020s. The other five lines in the Penang Transport Master Plan (Ayer Itam, Tanjung Tokong, Raja Uda, Northern and Southern Mainland) are proposed or planned and have no confirmed construction start.
What is the Penang LRT Mutiara Line route?
The Mutiara Line runs from Silicon Island in the south, along the eastern coast of Penang Island through the airport, the Free Industrial Zone, Bukit Jambul, Sungai Nibong, USM and Gelugor, into George Town at Komtar, then crosses the channel to the mainland at Butterworth. It is the spine of the network, linking the island's industrial south to the George Town core.
How many stations will the Penang LRT have?
The Mutiara Line is planned with around 20 passenger stations between Silicon Island and Butterworth. Exact station counts and names remain subject to the final PTMP design; the map on this page shows the alignment from the official public-inspection data.
Does the Penang LRT connect the island to the mainland?
Yes. The Mutiara Line crosses the Penang channel to reach Butterworth on the mainland (Seberang Perai), giving a rail link between George Town and the mainland transport hub for the first time. The proposed Raja Uda and Northern lines would extend mainland coverage further.
How will the LRT affect Penang property prices?
Malaysian rail projects have historically lifted values near stations, with the strongest effects within about one kilometre of a station and the largest gains occurring between construction start and opening. Areas along the Mutiara Line such as Bayan Lepas, Sungai Nibong, Gelugor and Butterworth are the ones to watch. Check transacted prices for any specific area before assuming a premium — asking prices often price in the LRT well ahead of the actual data.
Which Penang areas will the LRT serve?
On the island: Silicon Island, Permatang Damar Laut, Penang International Airport, Bayan Lepas and the Free Industrial Zone, SPICE, Bukit Jambul, Sungai Nibong, Sungai Dua, Batu Uban, USM, Gelugor, Jelutong, Sungai Pinang and George Town (Komtar). On the mainland the line terminates at Butterworth.
