Property Developers in Malaysia

A property developer is the company that plans, builds and sells a housing or commercial project - for example the condominium, taman (landed estate) or industrial park a home sits in. Knowing the developer helps buyers judge build quality, track record and after-sales support.

Rummah groups the developments in its project directory by the developer named on each project. Each developer page lists that company's developments with links to full details, prices and available listings.

Start with what they have already delivered: open the developer's page here and look at how many completed projects they have, where those projects are, and whether the same company keeps building in one area or spreads thinly. Then check the completed projects against transacted prices - a development that resells near or above its launch price held its value. Separately, verify the developer holds a valid KPKT developer licence and advertising permit for the specific project you are buying; the licence number must appear on the sales material.

The directory covers developers with developments in 2 Malaysian states: Penang, Selangor. The state links above group them; each developer page also lists which states that company has built in.

Not on its own. Size buys staying power - a large developer is less likely to abandon a project mid-build and usually has a working defect-liability process - but build quality varies project to project, and smaller developers often do their best work on a single well-located site. Judge the specific project: visit a completed development by the same company, ask current owners about defect rectification, and check the maintenance fee and sinking fund of the finished building rather than the brochure.

A developer appears once it has three or more developments in the Rummah project directory. Companies with one or two listed projects, and those whose developments are not yet in the directory, are not shown - their projects are still searchable individually.
