If you have been looking for a freehold landed home in Johor Bahru, UDA Holdings Bhd has opened the show unit for Residensi Mutiara, 50 townhouses in Bandar UDA Utama priced from RM548,700. The show unit was unveiled on 24 October 2026 during UDA's HomeXBites fair at Townpark Bandar UDA Utama, UDA said.
UDA is a property and asset management company under the Ministry of Entrepreneur and Cooperatives Development, and the project is being sold through its southern arm, UDA Land (South) Sdn Bhd. It launched Residensi Mutiara in May, and chief executive Dato' Sri Ahmad Fuaad Kenali said then that the homes are expected to be completed in June 2029 (UDA, 20 May 2026).
Two layouts, three bedrooms each
There are two house types, according to UDA and EdgeProp:
- a two-storey townhouse with three bedrooms and two bathrooms;
- a three-storey townhouse with three bedrooms and four bathrooms.
Built-ups run from 1,259 sq ft to 3,627 sq ft. UDA has not said which layout the RM548,700 buys, or published a price list by type. If the from-price is for the smallest 1,259 sq ft unit, it works out to about RM436 per sq ft; ask for the per-unit price before you compare it with anything else in the area.
Some layouts are dual-key. That means one house with two separate entrances and living spaces, so an extended family, or siblings, can live under one roof while keeping their own doors. UDA pitched this at buyers who want parents or brothers and sisters close by.
The estate is gated and guarded with 24-hour security. The developer lists a community hall with a cafe space, activity rooms and multipurpose areas, and says the clubhouse will run on solar panels with a rainwater harvesting tank, with solar street lights and water-saving toilets and taps in the homes. Tenure is freehold, so there is no lease to run down or renew.
Aimed at people who cross the Causeway
Norazim Shukor, chief operating officer of UDA Land (South), said the project sits close to several main roads, which UDA says makes it a fit for Malaysians who work in Singapore. Neither UDA nor EdgeProp named a road, an interchange or a distance to the checkpoints, so check the drive yourself at the hour you would actually make it.
At the May launch, UDA advertised a booking deposit from RM1,000 or 2%, free legal fees and stamp duty, and a payment scheme to cover any gap between your bank loan and the price. The October release does not repeat those terms, so ask whether they still apply. UDA has not published eligibility rules, such as income limits or a first-home condition, for the project.
Before you book, it is worth asking the sales team for four things:
- the price of each layout and how many of each are left out of the 50;
- whether the May booking deposit and fee waivers still stand;
- which units are dual-key, and how the second entrance is laid out;
- the build schedule behind the June 2029 completion date.
