Hiijauan Heights brings a RM1.3b freehold township to Semenyih

Semenyih has another township on the way. HCK Capital Group Bhd opened the sales gallery for Hiijauan Heights on 26 October 2026, a 35.26-acre freehold development with an estimated gross development value of RM1.3 billion, to be built in phases from 2026 to 2033, The Star reported.

For a family weighing it up, the first thing to know is what is not out yet. HCK has not released prices. Neither the company's statement nor the reports we read gave a from-price, a price range or a price per square foot, and there is no booking or registration figure either.

What has been made public is the shape of the first release. The opening phase is called Cendana and has 156 units, EdgeProp reported. Built-ups across the project are expected to run from 1,110 sq ft to 1,850 sq ft, according to The Star. The township will be gated and guarded, with a clubhouse for recreation, wellness and community use, pet-friendly facilities and smart-home features, and later phases are to add residential towers and a commercial component. HCK has not said whether the Cendana homes are landed or strata, how many units the whole township will hold, or when the first phase will be handed over.

GDV, the RM1.3 billion figure, is the developer's own estimate of what every unit would fetch once built and sold over the eight-year programme. It is a measure of the project's size, not a price list.

The name is spelt with a double i in HCK's statement, Hiijauan Heights, although some reports have it as Hijauan. Hijau is Malay for green, and the developer describes the design as colonial-inspired, with natural ventilation and greenery worked into the buildings.

"We wanted Hiijauan Heights to offer a different perspective on what modern residential living can be," Datuk Dr Dennis Ling, HCK's group managing director, said in the statement, as reported by The Star.

Semenyih sits in the Hulu Langat district, south-east of Kajang, and over the past two decades the old town has been ringed by family townships such as Setia EcoHill and Eco Majestic along the Kajang-Seremban Highway (LEKAS). The University of Nottingham's Malaysia campus is on the Broga side, on the road towards the hills. Semenyih has no rail station of its own, so for anyone working in Kajang, Putrajaya or Kuala Lumpur the drive is part of the price of living here.

That makes the missing detail on location the one to chase at the gallery. HCK has not said exactly where in Semenyih the 35.26 acres are, or which road leads into the township, so how far Hiijauan Heights sits from LEKAS or the town centre is still an open question. Buyers visiting the gallery should ask for the site plan, the phase-one product type and price list, the expected completion date for Cendana, and the access road before they register.
