The Best Property Agent Software in Malaysia, Compared

Updated 10 October 2026 · 7 min read

The best property agent software in Malaysia is the one that removes your biggest weekly chore, and for most agents that is one of three things: retyping listings into several portals, losing track of leads, or hunting for co-broke stock. No single tool is strongest at all of them. This guide sets out what the established options actually do, based on each vendor's own public pages.

Rummah publishes this guide and makes one of the tools in it. We have kept to what each vendor states on its own website as of October 2026. Where we could not see a feature without an account, we say so rather than assume it is missing. Products change, so check with each vendor before you commit.

PropertyGuru agent tools

If you already pay for a PropertyGuru package, its agent tools are the natural starting point. They include lead management, and the All-Access packages let you create a listing once and publish it on both PropertyGuru and iProperty, with 12 months of Brickz transaction data, which is drawn from JPPH records. Its public pages do not describe posting to other portals such as Mudah or EdgeProp, so agents who use those still post there separately. Packages are billed by the year.

IQI Atlas

Atlas is IQI's own agent app. It is free for IQI agents, and only for them, and can publish listings to IQI Global, Juwai and, if you also have an EdgeProp Pro Agent account, EdgeProp.

ListingMine

ListingMine is free for individuals and for teams under 50. It combines a private listing and buyer database, a pipeline from lead to viewing, offer and close, role-based co-broke and a free agent website, and its pitch is that your data stays yours when you change agency. Its public pages describe publishing to PropertySifu and NearbyPost; we did not see PropertyGuru, iProperty or Mudah named.

iAgentMY

iAgentMY (not to be confused with iProperty's old iAgent websites, which closed in 2023) covers listings, team collaboration, deal tracking, client records, PDF generation and a branded agent page, with private listing sharing through "Circles". Its public pages do not describe posting to other portals.

iPush Property

iPush is a Windows program that submits listings to several portals, including PropertyGuru, EdgeProp and Mudah. It does posting only, with no CRM or website. Since 1 April 2026 most of its features have been free (cloud backup is paid), and support is through a community forum.

Rummah

Rummah is listing software and a property marketplace in one. You keep listings, leads, co-broke, cases and tenancies in one workspace, and every listing gets its own page on rummah.my. One click sends a listing to Facebook, Instagram, WhatsApp and Telegram, saves drafts in your own PropertyGuru, iProperty, Mudah and EdgeProp accounts, and submits to Penang Property. Portal posting is in beta, and the portal steps stop at a draft for you to check and publish, so it is not hands-off. Its own buyer audience is smaller than the big portals'. See how each channel works.

International CRMs

Follow Up Boss and BoldTrail (kvCORE) are capable CRMs built for US agents and brokerages and their MLS and portal lead sources. Propertybase is a Salesforce-based CRM for brokerages. None of the three lists an integration with Malaysian portals, so you would still post every listing to them by hand.

Frequently asked questions

What is the best property agent software in Malaysia?+

It depends on the job. PropertyGuru's agent tools suit agents who rely on PropertyGuru and its transaction data, IQI Atlas is for IQI agents, ListingMine is a free CRM and co-broke network for individuals and small teams, and Rummah is for agents who want one listing sent to several portals and social channels with a CRM and tenancy tools alongside.

Is there software that posts one listing to PropertyGuru, iProperty and Mudah?+

Yes. Rummah saves a draft of the listing in your own PropertyGuru, iProperty, Mudah and EdgeProp accounts for you to check and publish. iPush Property, a Windows program, also submits to several portals. The portals' own tools publish only within their own group.

Is there free property agent software in Malaysia?+

Yes. ListingMine is free for individuals and teams under 50, Rummah has a free Starter plan, and most of iPush Property's features have been free since April 2026. Portal agent tools come with paid portal packages.
