There is no single best property portal in Malaysia for every agent. The right answer depends on where your buyers and tenants actually search, what you sell, and how much time you can give to posting. This guide compares the five portals Malaysian agents most often weigh up, and how to decide with your own numbers instead of a sales rep's.

How to judge a portal as an agent

A portal's traffic figure matters less than whether the right people see your listing and contact you. Before you compare packages, decide what you are measuring.

PropertyGuru

PropertyGuru is widely regarded as the largest dedicated property portal in Malaysia, and it is where many buyers start. For agents that means reach, and also competition: the same unit is often listed by several agents, and boosting decides who is seen first. It suits agents who list steadily and can track which boosts produce enquiries.

iProperty

iProperty has been around for a long time and has been part of the PropertyGuru group since 2021, but it still runs as its own site with its own listings. Whether it is worth posting on both depends on how much of your audience overlaps. Try it for a quarter and compare enquiries per listing against PropertyGuru.

Mudah.my

Mudah is a general classifieds site, and property is one section among cars, jobs and second-hand goods. That brings a large mass-market audience, many owner-direct listings and a lot of rental seekers. Enquiries can be less qualified, so a quick screening question on WhatsApp saves wasted viewings.

EdgeProp.my

EdgeProp sits alongside The Edge's property journalism and market data, so its readers tend to follow prices and projects closely. It can suit agents selling to investors and upgraders who compare transacted prices before they call.

Rummah

Rummah is newer and its own buyer audience is smaller than the big portals, so we do not suggest it as a replacement for them.
