WTEC Semenyih Factory Buy Prices I.MAS Site At RM353 Psf

WTEC Group Bhd is adding another Semenyih industrial property to its operating base, after wholly-owned WTEC Sdn Bhd signed an SPA to acquire a two-storey bungalow factory under construction for RM7,740,000. The asset is located at I.MAS Industrial Park @ Bandar Rinching in Mukim Semenyih, Ulu Langat district, Selangor, according to EdgeProp.

The company's own investor announcement says the SPA with Hartanah Lotus Sdn Bhd was entered into on 17 August 2026 for one two-storey bungalow factory currently under construction, with the cash consideration fixed at RM7,740,000. WTEC said the property will support future manufacturing expansion.

The Site And The Price

The freehold property is identified as Lot 7 under title HSD 116268 at I.MAS Industrial Park @ Bandar Rinching. EdgeProp reported a land area of about 21,934 sq ft and an expected built-up area of about 11,860 sq ft once completed.

On the land area, the RM7,740,000 consideration works out to about RM352.88 psf, calculated as RM7,740,000 divided by 21,934 sq ft. The site is roughly 0.50 acres, using 43,560 sq ft per acre. On expected built-up area, the implied price is about RM652.61 psf, calculated as RM7,740,000 divided by 11,860 sq ft.

Why WTEC Is Buying

WTEC manufactures and trades foam and non-foam products, and the company said the additional premises would give it more flexibility to expand manufacturing capacity, install extra machinery and improve processes. The factory is also close to another industrial building that WTEC recently acquired, which suggests the group is building a more concentrated Semenyih footprint rather than spreading operations across unrelated locations.

Under the SPA terms reported by EdgeProp, vacant possession is to be delivered within 24 months from the agreement date, subject to WTEC meeting its payment and contractual obligations. The proposed acquisition is expected to be completed by the third quarter of 2028, barring unforeseen circumstances.

What It Signals For Semenyih Industrial Space

This is a corporate-use industrial purchase rather than a residential launch, so Rummah has not created a project page for it. For market context, buyers and occupiers can compare the area through industrial property for sale in Semenyih, while investors can use the announced pricing as one fresh reference point for newer factory stock in Bandar Rinching.

The key caveat is that one acquisition does not establish a market-wide price trend. It does, however, show that owner-occupiers are still willing to commit capital to purpose-built or near-new factory space in Semenyih when the asset sits near their operating base and supports capacity planning.

Rummah News will watch whether further WTEC announcements clarify the completion timeline, machinery deployment or consolidation benefits after vacant possession is delivered.
