Alpha Land Development Sdn Bhd has launched Woodlands @ Papar, a RM107 million integrated development in Papar, Sabah, with 100 double-storey landed homes and 54 commercial units on about 13 acres.
The project is positioned along the Pan Borneo Highway. The Borneo Post reported that the site is about five minutes from Bandar Benoni, 12 minutes from Papar town, 14 minutes from Papar Hospital and 25 minutes from Kota Kinabalu International Airport.
For buyers, the key point is that this is a small landed-residential component paired with a neighbourhood commercial row, not a high-rise scheme. Alpha Land's own project page lists the residences in two formats: corner units at 30 ft by 70 ft and intermediate units at 20 ft by 70 ft, both shown with 1,524 sq ft. The Borneo Post launch report describes the residential built-up range as about 2,247 to 2,364 sq ft.
Those figures are close enough to belong to the same project, but they describe the homes differently. Before booking, buyers should ask the sales team to confirm land size, built-up area, layout and whether the published 1,524 sq ft figure refers to a particular floor area or another measurement.
Prices have not been released in the materials reviewed for this story. Tenure, maintenance charges and detailed floor plans were also not stated. That makes the next buyer question straightforward: do not compare Woodlands @ Papar only by GDV or location; compare the final selling price against the confirmed built-up size and land dimensions.
The commercial component is also split between corner and intermediate units. Alpha Land's page lists business hub corner units at 28 ft by 45 ft, or 2,164 sq ft, and intermediate units at 25 ft by 45 ft, or 1,949 sq ft. The Borneo Post report gave a wider commercial built-up range of about 2,228 to 2,424 sq ft, so business buyers should also confirm the exact unit schedule.
The completion date needs checking. The Borneo Post reported completion targeted for 2029, while Alpha Land's project page still states tentative completion in Q4 2026 with commencement in Q2 2024. Until the developer confirms the current handover target, buyers should treat the completion timing as a point to verify in writing.
Alpha Land says the scheme is meant to combine housing, shops and community space in one Papar development. The buyer facts are promising but incomplete: the homes are named, counted and located, but price, tenure and the final delivery timeline still need to be pinned down.
