Wolo Hotel & Residences has moved into launch mode in Mont Kiara, Kuala Lumpur, after Magma Property Sdn Bhd announced the start of construction for the RM850 million mixed development. The project was introduced at a 31 July 2026 launch event, according to EdgeProp.
What is in the tower
The Wolo Hotel & Residences profile on Rummah sets out a single 60-storey tower on a 2.26-acre site along Persiaran Dutamas. EdgeProp reported that the commercial-titled development comprises a 63-key boutique hotel on levels 49 to 56, 98 serviced suites on levels 40 to 46, 378 branded private residences on levels 8 to 39, five retail lots and a six-level parking podium.
Residential and serviced suite units range from 450 sq ft to 987 sq ft. Selling prices start from RM876,800 and go up to RM2,180,800, or RM1,680 psf, according to the launch report. Boutique hotel rooms are reported at 480 sq ft to 495 sq ft, with room rates starting from RM1,300 to RM1,500 per night.
Mont Kiara positioning
Mont Kiara is already one of Kuala Lumpur's most established high-rise neighbourhoods, with a deep pool of condominium supply, international-school demand and expatriate rental interest. Buyers comparing Wolo's launch pricing can cross-check condos for sale in Mont Kiara to see how branded and serviced concepts sit against conventional resale units.
The project's distinction is the hotel-residence structure. The hotel component is set to join Design Hotels and the Marriott Bonvoy portfolio, while the private residences and serviced suites are marketed around managed hospitality services rather than a standard condominium-only setup.
Access and completion
EdgeProp reported that the development is accessible via the Duta-Ulu Kelang Expressway and Jalan Dutamas. The launch report also states a 60% expression-of-interest rate and an estimated maintenance fee, inclusive of sinking fund, of 95 sen psf.
The scheduled completion is the fourth quarter of 2030. For buyers, that makes Wolo a medium-term new-build decision rather than an immediate occupancy play, with the usual checks around progressive payments, furnished-package details, service operations and hotel-residence rules.
What buyers should verify
Because Wolo combines private residences, serviced suites and a hotel, buyers should read the management documents more closely than they would for a conventional condominium. The most important points are use restrictions, short-stay rules, hotel-service charges, sinking fund treatment, parcel classification and whether different components share the same facility cost base.
The price range also needs to be read against unit size. A 450 sq ft entry unit and a 987 sq ft larger unit serve different buyer profiles, even within the same tower. Investors should test rental assumptions against Mont Kiara's existing serviced-apartment stock, while owner-occupiers should focus on layout, storage, parking allocation and privacy between the hotel and residence flows.
What to watch next
Rummah will track the development at Wolo Hotel & Residences as more official project details are released. The most useful next disclosures would be the full APDL particulars, final maintenance structure, service scope for residence owners, and the split between own-stay and investment-oriented units.
