Setia Awan Land has launched Tanjong Malim Hi-Tech Park in Perak, giving industrial buyers another large-format option beside the Automotive High-Tech Valley growth corridor near Proton City.
The developer's official project page puts the master-planned industrial park at 447 acres and describes it as a development for technology-driven industries, manufacturers and enterprises that need flexible land configuration and scalable plot sizes. EdgeProp reported that the project carries an estimated gross development value of RM1,400,000,000.
If you are looking at industrial land in southern Perak, the practical point is that this is not only a landbank announcement. Phase 1 covers 104 acres and offers infrastructure-ready industrial parcels starting from five acres. EdgeProp reported that the first phase has reached a 50% take-up rate, with Ningbo Fresh Technology Co Ltd and Sheentech Automotive Systems Sdn Bhd among the confirmed investors.
The park also comes with Ionera, a 27-acre commercial component with 168 units. That matters because industrial parks often struggle when the factory floor arrives before daily services do. Food and beverage, retail, healthcare and other support uses may not sound as dramatic as a new production line, but they are the parts that make an estate workable for staff, visitors and suppliers.
The location is the pitch. Tanjong Malim already has Proton City as an anchor, and Perak has been talking up Muallim and Batang Padang as part of its automotive and industrial push. Setia Awan's launch puts private-sector product behind that state-level story: serviced industrial parcels, commercial units and room for manufacturers that want to sit near the automotive supply chain.
For buyers, one piece of jargon is worth unpacking. A "GDV" of RM1,400,000,000 is not the value of land sold today. It is the developer's estimate of the completed development value across the project. The more useful near-term details are the 447-acre total area, the 104-acre first phase, the five-acre starting parcel size and the reported 50% take-up in that first phase.
Rummah has added the project to its new-launch directory for readers tracking industrial and township-scale launches. See the Tanjong Malim Hi-Tech Park profile for the official project photo, developer details and launch status.
