Sunway Ipoh Mall is 80% leased: what Perak gets in 2027

If you live in Ipoh, the useful number is not just 80%. It is 400 shops. Sunway Malls says Sunway Ipoh Mall is now 80% leased ahead of a fourth-quarter 2027 opening, with The Edge Malaysia reporting that the RM1 billion mall will carry 1.2 million sq ft of net lettable area across four retail floors (The Edge Malaysia).

That makes this more than another tenant-signing update. Perak has long sent many weekend shoppers down to Kuala Lumpur or across to larger regional malls when they want a full-day retail trip. Sunway is trying to keep more of that spending inside the state, with the mall placed within Sunway City Ipoh and beside Sunway Medical Centre, The Banjaran Hotsprings Retreat and Lost World of Tambun.

The anchor list tells you what kind of mall this is meant to be. The Edge named seven anchors: Mr DIY Plus, Parkson Elite, Sunway Ice Rink, Sunway Ipoh Exhibition Centre, Sunway Megalanes, Village Grocer and TGV Cinemas. Six of those anchors are expected to be new to Perak. The same report said the mall will include Perak's first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats.

For retailers and landlords, the important bit is that Sunway is not pitching a neighbourhood mall. EdgeProp's report said the project is part of the 1,350-acre Sunway City Ipoh township and is set up for 400 shops (EdgeProp). Sunway Malls' own earlier pipeline note also listed Sunway Ipoh Mall as a 2027 project with 1.2 million sq ft of retail space in Sunway City Ipoh (Sunway Malls).

For you as a shopper, tenant or nearby owner, the practical question is whether the project changes daily pull around Tambun. A mall of this scale usually needs repeat traffic, not just launch-week curiosity. Sunway Malls group managing director HC Chan told The Edge the mall is planned to serve about 2.5 million people in Perak, and said the company expects it to be fully occupied.

The project will also bring parking and access questions before opening. The Edge reported 2,950 parking bays and 100 EV charging bays, with public transport and shuttle services still being explored. That last point matters because Sunway City Ipoh already has a medical centre, resort traffic and Lost World visitors sharing the same broader precinct.

Nothing in the reports says the mall is open for shoppers yet. The date to hold is 4Q2027. Until then, the leasing rate is the signal: Sunway has moved early enough to secure most of the space more than a year before opening, and Perak retailers now have a large new centre to price into their 2027 plans.
