RM160 psf: Sunsuria sells Sepang land to Amazon unit for RM316.84m

RM160 psf is the land number in Sunsuria Bhd's proposed sale of a 45.46-acre freehold commercial parcel in Sepang to Amazon Data Services Malaysia Sdn Bhd.

Sunsuria City Sdn Bhd, a 99.99%-owned subsidiary of Sunsuria, signed the conditional sale and purchase agreement on 28 September 2026, according to The Edge Malaysia and The Star. The cash consideration is RM316,840,000.

The site measures 183,973 sq m, or about 1,980,268 sq ft. Divide RM316,840,000 by that area and the implied price is about RM159.99 psf. That is the cleanest way to read the deal for land-watchers, because the parcel is currently vacant and the buyer is paying for a future data-infrastructure site rather than income in place.

The Edge reported that Amazon Data Services Malaysia is wholly owned by A100 Row Inc, which is indirectly owned by Amazon.com Inc. The buyer plans to use the land for data processing services and infrastructure.

Sunsuria is selling at a modest premium to valuation. The parcel was valued at RM307,000,000 on 28 August 2026 by CBRE WTW Valuation & Advisory Sdn Bhd, so the agreed price is about 3.2% above that value. Sunsuria acquired the land on 11 June 2015 at an investment cost of RM145,970,000; its audited net book value was RM163,440,000 as at 30 September 2025.

The group expects an estimated one-off net gain of RM50,340,000, excluding related expenses, and said the proceeds would go to ongoing infrastructure works, working capital, bank borrowings and transaction costs.

The completion timetable is longer than a simple land sale because several approvals still sit in front of it. The Edge reported that the deal is expected to complete by the second quarter of 2027, subject to Sunsuria shareholder approval, any applicable Selangor State Authority consent, Ministry of Economy confirmation on equity approval and endorsement from the Malaysian Data Centre Task Force for the proposed development.

For Sepang, this is another data-infrastructure land transaction rather than a housing launch. It does not create a project page for buyers, but it does keep commercial land around Dengkil and Sepang in the spotlight as hyperscale and digital-infrastructure users continue to assemble sites.
