160 Sungai Besi Land homes put numbers to the old TUDM quarters plan

The first housing parcel at Sungai Besi Land is modest beside the scale of Bandar Malaysia, but it finally gives the former TUDM quarters plan a number: two apartment blocks, 160 units and a 2027 occupancy target.

Prime Minister Datuk Seri Anwar Ibrahim visited the former Royal Malaysian Air Force quarters on Oct 2 and called for refurbishment work to be expedited so the site can be prepared for housing. Bernama reported that he had discussed the matter with Sungai Besi Land Steering Committee chairman Tan Sri Mohd Hassan Marican, Kuala Lumpur City Hall and Federal Territories Minister Hannah Yeoh.

The wider Sungai Besi Land site covers 20.23 hectares, or about 50 acres, of Malay reserve land within Bandar Malaysia. The first parcel is 10 acres, according to KLCC Development Sdn Bhd's Wan Shamilah Wan Muhammad Saidi, quoted by Bernama.

The refurbishment itself is a reuse job, not a new mega-tower launch. It covers two former RMAF apartment blocks with 80 units each. Bernama said earlier information put the average unit size at 1,267.8 sq ft, aimed at young Malay professionals in Kuala Lumpur. Site work has started, land clearing has been completed and the refurbishment phase is underway toward the 2027 occupancy target.

That works out to 16 homes per acre for this first 10-acre parcel, a low figure for a city-fringe site but consistent with the reuse of existing quarters and a plan framed around clustered residential zones near community facilities. It also makes the first phase easier to read: this is not yet the full Bandar Malaysia housing answer, but a small, dated delivery point inside a much larger masterplan.

The masterplan is being guided by the Sungai Besi Land Steering Committee. Bernama reported that the design selection followed a two-stage international design competition judged by a 15-member jury, led by Mohd Hassan and including former UN-Habitat executive director and former Kuala Lumpur mayor Datuk Seri Dr Maimunah Mohd Sharif.

For Kuala Lumpur buyers watching supply near Bandar Malaysia, the important part is timing. A 2027 occupancy target means the first visible homes on this parcel are now tied to a refurbishment schedule, not only to another broad masterplan promise.
