SSF Home Group Bhd has agreed to buy three vacant parcels of industrial land in Pulau Indah, Klang, for RM42.47 million, and plans to build its own warehouse and distribution centre on them.
Its wholly owned subsidiary SSF Sdn Bhd signed a conditional sale and purchase agreement with the landowner, IFFCO Foods Sdn Bhd, the company said on 26 October 2026 (The Edge). The three leasehold parcels in Mukim Klang cover about 52,611.13 square metres, or 13 acres.
At 10.764 sq ft to the square metre, the land comes to roughly 566,300 sq ft, so RM42,470,000 works out to about RM75 per square foot, or about RM3.27 million an acre. The Edge did not give the size of each parcel, say whether they adjoin, or say how many years remain on the leases, which buyers of leasehold industrial land usually weigh as heavily as the price.
A conditional agreement means the sale goes through only once the conditions written into it are met. The reports we read did not list them; for leasehold land they commonly include the state authority's consent to the transfer, which is one reason deals of this kind take months rather than weeks to close.
SSF Home said it is making the move to add warehouse capacity, and executive director Lok Kok Khong said owning the site would reduce the group's exposure to rising rental costs over time. The company did not give a size or cost for the warehouse, a construction timetable, or the number of people who will work there.
The purchase will be paid for from internal funds and bank borrowings, and the group has secured bank financing for up to 90% of the price. It expects the deal to complete within four months and said it will not materially affect earnings for the financial year ending 30 June 2027.
Pulau Indah, home to Westports, is lined with warehouses and logistics yards serving the port. The buyer is a user, not an investor: SSF Home is buying the land for its own operations rather than to lease out, which is the point Lok made about rents.
