S P Setia Bhd has extended the conditional period for its proposed Beranang land disposal to Mah Sing Group Bhd subsidiaries, keeping a RM273,514,214.79 Selangor land transaction alive until 2 November 2026. The deal covers approximately 275.40 acres of freehold land in Mukim Beranang, Ulu Langat, according to EdgeProp.
What changed
The seller is S P Setia's indirect wholly owned subsidiary, Petaling Garden Sdn Bhd. The purchasers are Mont Meridian Development Sdn Bhd and Peninsular Connection Sdn Bhd, both wholly owned subsidiaries of Mah Sing Group Bhd.
EdgeProp, citing Bursa Malaysia filings, reported that the original conditional period was due to expire on 3 August 2026. The parties have now moved that deadline to 2 November 2026 so that conditions precedent under the sale and purchase agreements can be fulfilled. Completion must take place no later than 28 December 2026.
The land math
The consideration is RM273,514,214.79 for about 275.40 acres. One acre is 43,560 sq ft, so the land area is about 11,996,424 sq ft. That puts the implied land price at roughly RM22.80 psf before transaction costs, approvals or future development expenditure.
That RM psf figure is useful because headline land values can hide scale. A RM273.51 million ticket sounds large, but the parcel is also sizeable by Klang Valley standards. Buyers watching future supply in south Selangor can compare the location with property for sale in Ulu Langat and the broader Selangor market.
Why it matters
This is a deal story, not a launch. No Rummah directory project has been created for the land because a landbank transaction is not yet a browsable residential development. The important point for readers is that major developers are still positioning around larger freehold tracts beyond the mature inner Klang Valley.
Beranang sits in the Ulu Langat district, with demand typically shaped by affordability, landed-home supply, road access and the spillover from Semenyih, Kajang and surrounding growth areas. The extension does not guarantee completion, but it tells the market that both sides are still working through the conditions rather than walking away.
For agents and buyers, the practical signal is future supply rather than immediate price movement. The land may eventually support a new township or landed phases, but neither EdgeProp nor the cited filings states a final product mix in this update. Until completion and planning details are disclosed, the transaction should be read as landbank positioning.
What to watch
The next dates are practical. Watch for the 2 November 2026 conditional-period deadline, then the 28 December 2026 latest completion date stated in the amended timeline. Only after completion and later planning disclosures would it be fair to discuss the site's eventual product mix or launch timing.
