Sime Darby Property says the first 52 homes at Seroja Gardens, Nilai Impian, were fully taken up within three hours of launch, with prices starting from RM905,888.
The first phase covers 7.44 acres in the developer's Nilai Impian township in Negeri Sembilan and carries a gross development value of RM48,300,000, according to Sime Darby Property's 12 October 2026 press release.
Each Phase 1 unit is a freehold, single-storey semi-detached home on a 40 ft by 80 ft lot. The stated built-up area is 1,971 sq ft, with a 3+1-bedroom layout, two bathrooms, outdoor space and a 7.8 m-wide car porch. The developer has not stated an expected completion date in the announcement.
The sell-out matters because the next release is already dated. Sime Darby Property said Phase 2 is planned for November 2026, with an estimated GDV of RM44,000,000 across 6.87 acres and prices starting from RM925,888. Buyers who missed the first batch now have a clearer price marker before the second phase opens.
Seroja Gardens sits in Nilai Impian, south of Greater Kuala Lumpur. The developer positions the township for households working around Nilai, Putrajaya, Cyberjaya and the southern Klang Valley, with access to the Nilai interchange, the North-South Expressway, ELITE and LEKAS highways.
The homes are aimed at upgraders who want landed space rather than a high-rise unit. Nearby amenities named by the developer include Taman Tasik Ujana, Village Grocer, Masjid Abu Al-Darda', Sekolah Kebangsaan Nilai Impian and Sekolah Menengah Kebangsaan Nilai Impian.
The Edge Malaysia and EdgeProp both reported the same launch figures from the company statement: 52 Phase 1 homes, 40 ft by 80 ft lots, 1,971 sq ft built-up areas and a starting price of RM905,888. For buyers comparing the next phase, the clean comparison is that Phase 2 starts RM20,000 higher than Phase 1.
