Selayang Mulia is the kind of launch where the first number tells you why buyers will pay attention: 828 landed homes in a mature Selayang neighbourhood, with reported starting prices from RM650,000.

CPI Land Sdn Bhd's project covers 50.73 acres and is planned as the final residential piece within the wider Taman Selayang Mulia master plan. The Edge Malaysia reported a gross development value of RM658,000,000, which puts the implied GDV at about RM795,000 per planned home before taking into account the mix of house types and phases.

The developer's own project page describes Selayang Mulia as a 2- and 3-storey terrace house development on 50.73 acres, with 828 landed homes and family-oriented layouts. The Edge reported that the main house-type breakdown comprises 404 double-storey terraced houses and 412 three-storey terraced houses, with individual land titles.

The first phase has 219 units, and its show units have been open for viewing since 3 August 2026. The Edge reported that the project is targeted for an official launch in the fourth quarter of 2026.

For buyers comparing landed supply around north Kuala Lumpur and Selayang, the practical point is the combination of scale and location. New landed launches of this size are harder to find inside established neighbourhoods than on the urban fringe, and the reported RM650,000 entry price puts Selayang Mulia into the same conversation as upgrader homes rather than only high-end landed stock.

Rummah has opened a project page for Selayang Mulia. The page remains pending activation until the admin adds a licensed project photo, but the launch record is now tied to the news pipeline.
