RM17.25 psf: SD Guthrie's Kulai land vote goes to Oct 15

Kulai gets its next date on 15 October 2026. That is when SD Guthrie Bhd is due to ask non-interested shareholders to approve the sale of 556.96 acres in Kulai Estate, Johor, to Sime Darby Property (Kulai) Sdn Bhd for RM418,510,000.

The land sits in Mukim Senai, within the Kelan Division of Kulai Estate. At 556.96 acres, it works out to about 24,261,178 sq ft, so the cash consideration comes to roughly RM17.25 psf on land area. That is the cleanest number in the deal, because the buyer is taking a very large freehold tract that is still cultivated with oil palms, while the local plan zoning reported by EdgeProp is residential.

The commercial point is not just the sale price. SD Guthrie had earlier sought proposals for a joint industrial park development, but EdgeProp reported that no proposal came in because of the residential zoning. Two parties later bid to buy the land outright, with Sime Darby Property making the higher offer.

Sime Darby Property announced the proposed acquisition on 11 August 2026 and described the land as strategic for its Johor presence, including the Johor-Singapore Special Economic Zone corridor. SD Guthrie's own announcement the same day framed the sale as a landbank monetisation exercise.

For Kulai, that means this is still a landbank story, not a launch story. Nothing in the announcement turns the estate into a named housing project yet, and the shareholder vote comes first. But a 557-acre tract changing hands between two listed groups is large enough to set a reference point for how developers are pricing Johor land at the edge of the JS-SEZ conversation.
