Sarawak Budget 2027 puts 2,316 affordable homes in the pipeline

The number for Sarawak buyers is 2,316. That is the combined affordable-housing unit count now attached to Sarawak Budget 2027: 906 units under the Housing Development Corporation and 1,410 units under Land Custody and Development Authority programmes.

The state is putting RM106 million to HDC for 10 physical projects in Kuching, Samarahan, Betong, Sibu, Mukah and Limbang, according to UKAS. Those homes are to be developed through Skim Pembesaran Kampung and Skim Penempatan Semula.

The second block is larger but more spread out. UKAS said LCDA will continue urban redevelopment and settlement work with an overall ceiling of RM518.4 million, while RM213.35 million is set aside for 2027 projects in Kuching, Samarahan, Betong, Sibu, Kapit, Miri and Lawas. The Borneo Post reported the LCDA programme at 1,410 units.

For first-home buyers, the more immediate cash issue is the deposit. Sarawak Tribune reported that eligible Sarawakians in the B40 and M40 groups buying a first home below RM300,000 from a registered developer may receive up to 10% of the property price, capped at RM10,000. HDC's own page describes the Housing Deposit Assistance Scheme as help for B40 and M40 buyers to cover affordable-home purchase deposits, and also says it extends to landowners building on SPK or SPS land.

That RM10,000 cap is small beside a full house price, but it sits at the hardest point of the purchase. A buyer can sometimes service a monthly loan on paper and still struggle to assemble the upfront money for a deposit, legal costs and moving expenses. SHEDA president Augustine Wong told Sarawak Tribune the measure could reduce that first hurdle for younger households and families still building their savings.

There is also a rental side to the Budget package. The Borneo Post reported that the Sarawak Rental Assistance Scheme provides RM200 a month in rental support, with eligibility extended to households earning RM5,504 and below, and that the RM48 million fund is expected to benefit 20,000 households.

Buyers should still wait for project-level details before making a housing decision. The Budget tells you the state intends to fund homes and support deposits; it does not yet tell you the exact unit price, allocation criteria, application opening date or whether a specific site fits your commute.
