PTT Synergy Buys RM62.5m Penang Land Option, Not A Project

Rummah EditorialRummah Editorial··3 min read

PTT Synergy Group Bhd is buying a 3.925-hectare freehold parcel in Seberang Perai Selatan for RM62,527,555, but the important detail is what the company has not announced: there is no named project, layout or launch timetable yet.

The company's Bursa announcement says wholly owned subsidiary PTT Logistics Hub 3 Sdn Bhd entered into a sale and purchase agreement with Lee Mooi Khean on 11 September 2026 for Geran 77766, Lot 1597, Mukim 12, Daerah Seberang Perai Selatan, Pulau Pinang. The announcement is available via the Bursa announcement mirror, and The Star also reported the purchase on 11 September 2026.

The price works out neatly. A 3.925-hectare site is about 422,483 sq ft, or roughly 9.70 acres. RM62,527,555 divided by 422,483 sq ft gives an implied land price of about RM148.00 psf.

Rummah News' view is that this should be read as a landbank move, not a development launch. PTT said the vacant land will be held as an investment property with potential for future development, in line with its expansion plans. That language leaves the company room to decide later whether the land becomes part of its logistics, warehousing or broader property-development pipeline. The site is not large by industrial landbank standards; the point is control of a specific parcel with future operating flexibility.

The RM148 psf calculation also has a narrow use. It prices land before approvals, infrastructure works, buildings and fit-out. Those costs can change the economics of any later development, so the number is a starting marker for this parcel rather than a forecast for future Penang industrial rents or sale prices.

There is nothing wrong with that caution. Listed companies often secure land before the operating plan is fully public, especially when the purchase is not large enough to require shareholder approval. In this case, PTT said the acquisition is not subject to shareholder or regulatory approvals and is not expected to have a material effect on earnings or earnings per share for the financial year ending 30 June 2027.

The consideration will be paid in cash through internally generated funds and bank borrowings. PTT said the final mix will take gearing, interest costs and working-capital needs into account.

The transaction is expected to complete by the first quarter of 2027, barring unforeseen circumstances. Until PTT files a layout, planning approval or tenant-facing announcement, the story is the land price and the location - not a new Penang project for buyers to browse.
