PDC Batu Kawan Tender Sets Commercial Land Floor At RM75 Psf

Penang Development Corporation is asking companies to pitch for a 15.81-acre commercial land parcel along Jalan Batu Kawan, putting another piece of Seberang Perai Selatan's growth corridor back on the table.

The numbers are simple enough to read from the roadside. According to Penang Property Talk, citing PDC's proposal document, the site measures about 688,527 sq ft and carries a reserve price of RM75 psf. That works out to a minimum value of RM51,639,525, or about RM51.64 million, before bidders put forward their own price and payment terms.

This is not a project launch yet. No developer has been named, no scheme has been approved, and PDC says the successful party will still have to obtain and comply with the relevant authority and utility requirements for whatever it plans to build. For buyers watching Batu Kawan, the useful point is that the state development arm has now placed a floor under this particular commercial site.

The parcel is described as an irregularly shaped piece of state land comprising Lots 415, 416, 2716, 2719, 2720, 2722, 2724, 20035, 20036, 20037 and 20038, together with part of Lot 2710 in Mukim 14. PDC's proposed alienation is for a freehold title, subject to approval by the state authority.

On the ground, Jalan Batu Kawan is already a familiar address for people moving between the township, industrial estates and the North-South Expressway. The source report says the location plan shows the site fronting Jalan Batu Kawan, with Bukit Tambun Toll Plaza among the nearby landmarks. In plain local terms, it sits near the toll side of Batu Kawan rather than deep inside a completed neighbourhood.

That matters because commercial land here is usually judged less by frontage alone and more by who can pull daily traffic to it. PDC has asked interested parties to submit their proposed purchase price, payment terms, development components, implementation timeline, company profile and registration documents. The corporation may evaluate offers based on price and proposed use, but it also says the benchmark remains at its sole discretion and that it may reject any proposal without giving a reason.

So the RM75 psf figure is best read as the starting line, not the closing price. The tender tells the market what PDC considers acceptable for this Batu Kawan parcel; it does not yet tell residents what will be built there, or when.
