Paramount Corp Bhd is doing two things at once: slowing the launch tap and keeping its landbank open. Rummah News' view is that the second move is the more important signal.
EdgeProp reported that six land sale and purchase agreements signed by Paramount carry combined potential gross development value of RM4,000,000,000. Two completed acquisitions cover 387 acres with RM2,000,000,000 in projected GDV. Four more signed acquisitions were pending completion as at 30 June 2026, covering 74.61 acres with RM356,300,000 in aggregate purchase consideration and RM1,946,000,000 in projected GDV.
The pending sites show how wide the company is spreading its next cycle. The 4.53-acre U-Thant parcel in Kuala Lumpur carries a RM145,000,000 consideration and RM300,000,000 projected GDV, which works out to about RM735 psf on land area. The 18.97-acre Batu Kawan, Penang parcel is RM57,800,000, or roughly RM70 psf, with RM744,000,000 projected GDV.
The largest pending parcel is 48.49 acres in Section U9, Shah Alam. Its RM113,500,000 consideration works out to about RM54 psf, with RM579,000,000 projected GDV. The smallest is the 2.62-acre Precinct 7, Putrajaya parcel at RM40,000,000, or roughly RM351 psf, with RM323,000,000 projected GDV. Across the four pending parcels, the blended land cost is about RM110 psf before development, infrastructure and finance costs.
This is not a prediction that prices will rise. It is a reminder that listed developers still need fresh sites even when they are selective about launches. Paramount's own 1H2026 results release said the group was taking a more prudent approach to market demand, product positioning and timing, while pacing launches according to conditions.
The same release said property sales were RM413,000,000 in 1H2026, with industrial properties making up 19% of sales and residential properties 70%. Property segment revenue was RM403,200,000, while property segment profit before tax rose to RM69,800,000 from RM66,300,000 a year earlier. The company also said four land acquisitions pending completion were expected to add about 74.6 acres with estimated combined GDV of RM1,900,000,000, broadly matching the later presentation numbers cited by EdgeProp.
That is the balance Paramount is trying to strike: buy enough land to keep 2030s earnings visible, but do not force every site into the market at once. The planned 2H2026 launches include The Ashbourne in Kuala Lumpur, Sejati By The Lake in Shah Alam, Paramount Embun Hills in Bukit Mertajam and Bukit Banyan in Sungai Petani. The Section U9 launch is still subject to completion of the land SPA.
