If you are comparing new high-rise homes north of KL city centre, Ophira Resort Residences gives you a hard starting number: RM438,000. Chin Hin Group Property has opened the sales gallery for the Segambut project, and the early buyer facts are now clear enough to put on your shortlist.
The development is planned along Jalan Segambut, near Dutamas, Sri Hartamas and Mont Kiara. The Edge Malaysia, citing the developer's 10 October statement, reported an estimated gross development value of RM814,000,000 for the 4.74-acre project. NST described it as a serviced-apartment development on 1.92 hectares of freehold land along Jalan Segambut.
The buyer numbers are the useful part. Ophira is planned with 1,546 units in two blocks, with built-ups from 525 sq ft to 1,020 sq ft. The developer's project site says the layouts run from 1+1-bedroom units to four-bedroom homes, with dual-key enabled layouts and selected flexible walls. That means the smallest units are likely aimed at singles, couples or investors who want a lower entry price, while the larger layouts are where small families will start paying attention.
Prices start from RM438,000, according to The Edge. A from-price is not the same as a full price list. It normally refers to the lowest-priced eligible unit before you choose floor, view, car park package, rebates or upgraded fittings, so ask the sales gallery for the full schedule, the net price after packages, maintenance fee estimates and whether the unit you want is on a commercial or residential utility tariff.
Completion is targeted for the fourth quarter of 2031. That is still a long wait: buyers should read the sale and purchase agreement dates carefully, especially if they are planning around rent, school moves or the sale of an existing home. If you are buying for own stay, the question is not only whether the entry price works today, but whether the location still fits your life five years from now.
The location pitch is connectivity. The official Ophira project site says the project is about 450 m from KTM Segambut. The Edge also notes access to KTM Segambut and MRT Sentul, with road connections through Jalan Kuching, DUKE, SPRINT and NKVE. In plain words, this is a north-KL address for buyers who want to be near Dutamas and Mont Kiara without paying the first-ring Mont Kiara price for every square foot.
Facilities are a big part of the sales story. The developer is marketing 39 resort-inspired facilities, including a sky garden with a social lounge, smart-home features and kitchen fittings. Treat those as lifestyle upside, not the reason to overstretch. For a 1,546-unit project, the practical questions are lift count, car-park flow, visitor parking, maintenance budget and how the management body will control short-stay use if investors buy heavily.
For now, the project is most relevant to three groups: first-home buyers who can work with a compact 525 sq ft layout, KL families comparing Dutamas, Segambut and Mont Kiara, and agents fielding questions about whether RM438,000 still exists near this part of the city. The answer is yes, but only as a starting point. The real comparison starts when you match the exact unit size, package and monthly cost against completed homes nearby.
