MRCB Cyberjaya Land Sale Prices Data Centre Site At RM210 Psf

MRCB Cyberjaya land sale activity moved into the data-centre track on 7 August 2026, after Malaysian Resources Corp Bhd proposed selling seven land parcels in Cyberjaya, Sepang, to Digital Cosmos Malaysia Sdn Bhd for RM419.05 million cash, according to EdgeProp.

What is being sold

The vendor is Subang Sentral Sdn Bhd, an indirect wholly owned MRCB subsidiary. The buyer, Digital Cosmos Malaysia, is wholly owned by Digital Cosmos (S) Pte Ltd and is principally involved in developing and operating data centres. That makes the transaction less a conventional residential landbank sale and more a recycling of non-core land into digital infrastructure demand.

The seven parcels currently measure about 36.66 acres. They are subject to a surrender and re-alienation exercise, after which the land is expected to sit under one new title of about 45.81 acres. Using the enlarged area, the RM419.05 million consideration works out to roughly RM210 psf. The calculation is RM419.05 million divided by 45.81 acres, then divided by 43,560 sq ft per acre.

Why it matters for Cyberjaya

Cyberjaya has long been marketed as a technology corridor, but land transactions of this size show how the demand mix is changing. Rather than adding another launch to the residential pipeline, this deal points to larger power, connectivity and campus-style land requirements. Buyers tracking the surrounding market can compare current supply on Rummah's Cyberjaya industrial property page and broader Selangor commercial property page.

MRCB expects an estimated gain on disposal of RM81.4 million. It plans to use RM350 million of the proceeds to repay borrowings, RM31.12 million for working capital, and the balance for tax and transaction expenses. The planned debt repayment is expected to save about RM14.84 million in annual interest cost.

What to watch

  • The transaction is conditional, so completion depends on the sale and purchase agreement conditions being met.
  • The land is expected to be consolidated into a single enlarged title before completion.
  • EdgeProp reported that completion is targeted by the fourth quarter of 2027.

For Cyberjaya, the important signal is not a new housing launch. It is the willingness of data-centre operators to pay commercial-scale prices for assembled land in a mature technology township.
