RM65 psf: MKH completes Bangi land buy for RM42.2m

MKH Bhd has completed the purchase of a 14.91-acre freehold site in Bangi for RM42,205,000, giving the developer a commercial landbank at roughly RM65 psf before conversion costs and approvals.

The acquisition was made through Serentak Maju Corporation Sdn Bhd, a wholly owned MKH subsidiary, from Inch Kenneth Kajang Rubber Public Ltd Co. EdgeProp reported that both companies said in Bursa filings dated 7 October 2026 that the transaction had been completed (EdgeProp report).

The arithmetic is the reason this deal is worth separating from a routine filing. The land measures about 14.91 acres, or roughly 649,480 sq ft. Against a RM42,205,000 price, that puts the land cost at about RM64.98 psf.

MKH's original April 2025 Bursa announcement identified the parcel as Lot 540, held under GRN 342880 in Mukim Semenyih, Hulu Langat, Selangor. The same announcement said MKH proposed a commercial development on the site with an estimated gross development value of about RM170,000,000, subject to conversion to commercial use.

The site fronts Jalan Bangi Lama, with Serene Heights, Taman Setia Alam Sari and Universiti Kebangsaan Malaysia named by MKH as nearby reference points. At the time of the acquisition announcement, MKH said the land was mainly planted with oil palm trees and that the purchase would be funded through internally generated funds and bank borrowings.

For Bangi and Semenyih, the transaction is not a launch yet. There is no product, price list or sales date for buyers to act on. What it does show is the input cost MKH was prepared to lock in for a future commercial scheme on the southern side of the Klang Valley, where established townships, university traffic and older trunk-road parcels meet.

Inch Kenneth had said in April 2025 that the disposal would unlock asset value, reduce amounts owed to creditors and provide working capital for its subsidiaries. MKH said the purchase would support the expansion of its property development business in Selangor.
