Where you rent in Penang has a bigger impact on your monthly cost than almost any other choice. Below is the median asking rent for condominiums in each major Penang area, based on active listings on Rummah as of October 2026.

Median condo rent — Penang October 2026

  • Pulau Tikus: RM5,000/month (41 active listings)
  • Tanjung Tokong: RM3,200/month (246 active listings)
  • Gelugor: RM2,500/month (370 active listings)
  • Bayan Baru: RM2,500/month (22 active listings)
  • Jelutong: RM2,500/month (66 active listings)
  • George Town: RM2,500/month (94 active listings)
  • Batu Ferringhi: RM2,500/month (39 active listings)
  • Bayan Lepas: RM2,400/month (358 active listings)
  • Batu Maung: RM2,400/month (20 active listings)
  • Tanjung Bungah: RM2,300/month (42 active listings)

The premium areas of Pulau Tikus and Tanjung Tokong command the highest medians, reflecting a mix of newer high-end developments and proximity to Penang's most desirable neighbourhoods. Mainland and outer-island areas typically come in below the island median.

How to interpret these numbers

"Median asking rent" is the middle value of all current listings — half are above, half are below. It's not the same as transacted rent (what tenants actually agree to after negotiation), which tends to come in 5–10% lower than asking. Treat the median as the upper bound of a typical negotiation.

Larger units, fully furnished options, and condos with sea or city views typically rent above the area median. Older buildings, partially furnished units, and properties on lower floors usually fall below it.
