How to interpret these numbers
"Median asking rent" is the middle value of all current listings — half are above, half are below. It's not the same as transacted rent (what tenants actually agree to after negotiation), which tends to come in 5–10% lower than asking. Treat the median as the upper bound of a typical negotiation.
