Bandar Bukit Raja's industrial rows are no longer just owner-operator territory. Maybulk Bhd is putting RM35,500,000 cash into one freehold factory property there as it pushes further into industrial real estate.
The Edge Malaysia reported that Maybulk is buying the Klang property through wholly owned MB Integrated Logistics Sdn Bhd from Cross Protection (M) Sdn Bhd, a rubber and plastic products manufacturer and trader. The Star also reported the same RM35.5 million consideration, citing Maybulk's Bursa filing.
The land measures 8,346 sq m, or about 89,836 sq ft. That works out to roughly RM395 per sq ft on land area. The property includes a single-storey industrial building, an annexed office and a warehouse block, so the number should be read as a built industrial asset price rather than a clean land benchmark.
For Klang, the interesting bit is not only the price. Maybulk said the acquisition is part of a plan to diversify into industrial property, reduce reliance on its shipping bulkers business and storage and shelving operations, and earn immediate rental income after completion. In plain language, a shipping group is buying a tenanted factory asset because it wants a steadier property income stream.
The Edge reported that the purchase price was based on a RM35.5 million market valuation by CBRE WTW Valuation and Advisory Sdn Bhd dated 15 September 2026. Completion is expected in the fourth quarter of 2026.
Maybulk had agreed in March to dispose of another freehold land parcel in Kapar. The group plans to use part of those proceeds for the Bandar Bukit Raja purchase.
