Lunar Seputeh opens final 9 Seputeh residential phase with 483 units

If you are looking around Old Klang Road and Seputeh, Lunar Seputeh is the new launch to put on the weekend list. MRCB Seputeh Land Sdn Bhd is opening the final purely residential phase of the 17.4-acre 9 Seputeh masterplan on 3 and 4 October 2026, with 483 condominium units in a planned 50-storey tower.

The project sits on 2.32 acres along Jalan Telok Datok, off Old Klang Road, and carries an estimated gross development value of RM472 million, according to the Sinar Harian report and the developer's official Lunar Seputeh FAQ. Rummah has added the project to its new-launch directory at Lunar Seputeh while it waits for the admin photo and activation checks.

Here is the buyer's version. The official FAQ lists unit sizes from 683 sq ft to 1,646 sq ft, with layouts running from 1+1 bedrooms to 4+1 bedrooms. The APDL line on the site states selling prices from RM675,800 to RM1,615,800, while Sinar Harian reported indicative prices starting from RM607,800. That is a gap worth asking the sales gallery to explain, because launch packages, bumi discounts and advertised permit prices are not always the same thing.

The tenure is leasehold, expiring on 11 May 2113, and the project is under a residential title governed by the Housing Development Act. That matters because the developer is pitching lower ongoing holding costs than commercial-title serviced apartments, including domestic utility tariffs and residential assessment treatment.

The location pitch is straightforward: stay close to Mid Valley City, Bangsar South and KL Sentral without living inside those commercial hubs. The official FAQ places Lunar Seputeh about 700 metres from Mid Valley City and about 2 km from KL Sentral and Bangsar South by radius. It also points to MRCB's completed Old Klang Road-NPE link bridge, which the developer says cost about RM115 million and shortens the connection between Bangsar and Old Klang Road.

Facilities are being used to separate this from a standard city condo. The developer lists more than 40 facilities across several levels, including co-working space, nursery, Japanese onsen bath, infinity lap pool, pet area, sky lounge, gym and family spaces. Construction is targeted for January 2031 on the official FAQ, while Sinar Harian quoted MRCB Property chief executive officer Wong Hong Yeong saying construction had started and was ahead of schedule, with a March 2030 target.

For buyers, the sensible follow-up is simple: check which completion date and price basis will appear in the sale documents, then compare the maintenance fee and parking allocation against older completed stock in Seputeh and Old Klang Road. New facilities are attractive, but the monthly bill is what follows you home.
