Life Water pays RM15m for KKIP warehouse space in Sabah

Life Water Bhd is putting RM15,000,000 into a Kota Kinabalu Industrial Park property so its Sabah manufacturing unit has more room next to its existing operations.

The bottled-water group told Bursa Malaysia that wholly owned Green Borneo Industries Sdn Bhd signed a sale and purchase agreement with Kee Foh Haw Sdn Bhd on 7 October 2026 for a 1.21ha parcel at KKIP Selatan, according to reports by The Edge Malaysia and The Star. The site comes with a purpose-built office complex and ancillary workshop, and Life Water plans to use it as a warehouse.

On land area, the price works out to about RM115 psf: 1.21ha is roughly 130,243 sq ft, and RM15,000,000 divided by that area gives RM115.17 psf. That number is not a market benchmark by itself, but it is the useful yardstick in the filing because the deal is about operational land rather than a finished investment property.

The built-up area is about 1,793 sq m, or about 19,300 sq ft. The Edge Malaysia reported that the lease is for 99 years and expires on 31 December 2110. The Star said the building is about 20 years old.

The commercial point is proximity. Green Borneo already operates manufacturing facilities in KKIP, so the new property is meant to improve logistics, add storage space and support future expansion without moving the business out of the same industrial park.

Life Water plans to fund the purchase with RM2,250,000 from internally generated funds and RM12,750,000 from bank borrowings. The buyer is a Sabah-based manufacturer, and the deal is another small but concrete sign that established operators in the state are still adding industrial space for their own use rather than waiting for a new park to be built.
