KM2 has been launched at NCT Smart Industrial Park, the South Selangor industrial estate that is now handing over its first phase to owners.
The launch sits inside a busy milestone week for the 910-acre park. Property Insight reported that NCT Alliance Berhad marked the start of vacant possession handovers for Phase 1 and officially launched KM2 in Phase 2 on 8 September 2026. Phase 1 comprises 280 solar-equipped industrial units and had achieved a take-up rate of close to 90% at the time of the announcement.
KM2 is the next batch. It comprises 241 units and is part of Phase 2, with NCT expanding the park into larger manufacturing and industrial spaces. The stated product mix includes detached, semi-detached, cluster and terrace factories, as well as industrial land parcels. Rummah has opened a project profile for readers following the launch at KM2 at NCT Smart Industrial Park.
The local pitch is straightforward: senang keluar masuk. NCT's own project page places NSIP within the Integrated Development Region in South Selangor, with access marketed around KLIA 1 and 2, Port Klang, Sepang Gold Coast, Sultan Abdul Aziz Shah Airport, Carey Island Port and Kuala Lumpur city centre. A separate NCT contact page lists the NSIP sales gallery at Jalan Langat Lestari, 64000 Sepang.
The milestone event also underlined how much of the project is already moving from brochure to daily use. Phase 1 owners are beginning their handover process, while Dataran NCT has been completed as a public landmark within the park. The source article says the Phase 1 handover makes NSIP the first development under IDRISS to reach vacant possession, which is useful context for buyers comparing a newly launched phase with an earlier phase that is already moving into operation.
The park is not being sold only as factory shells. NCT's official media-coverage page says the group also received the Master Services Agreement for Managed Industrial Park from the Kuala Langat Municipal Council, formalising a model built around centralised park management, security and digital services. The wider NSIP master plan carries a stated total gross development value of RM10,200,000,000.
That matters for small and mid-sized manufacturers as much as larger occupiers. The article says the park includes a Smart Command Centre, intelligent building management systems, integrated digital solutions, 5G connectivity and an AI-managed centralised labour quarter. It also lists solar power generation, rainwater harvesting, EV charging facilities and flood mitigation measures as part of the sustainability plan.
There is also an institutional layer around the launch. NCT exchanged memoranda of collaboration with SIRIM Berhad and Malaysia Digital Economy Corporation, aimed at giving businesses in the park access to certification services and support for digital adoption. Those are not decorative details for industrial buyers. They point to the kind of operating environment NCT is trying to build around the units, beyond the normal promise of roads, gates and utilities.
NCT Alliance executive chairman and group managing director Dato' Sri Yap Ngan Choy described the Phase 1 handover and KM2 launch as part of NSIP's progress as a smart industrial ecosystem. The practical test now shifts from sales momentum to operation: whether the first owners can move in smoothly, and whether Phase 2 can carry the same demand as businesses look for managed industrial space near the airport and port corridor.
