In Kapar and Jenjarom, the telling detail is not just that Klanggroup has handed over two factory projects. It is that many of the units appear to have moved quickly from purchase to use.
Klanggroup Development Sdn Bhd said it delivered vacant possession in September 2026 for two fully sold Selangor industrial developments with a combined gross development value of RM1,740,000,000, according to a Bernama report carried by The Star. The projects are ETP @ KIIP Kapar Phase 1 and ETP @ KIIP Jenjarom.
ETP @ KIIP Kapar sits on 42.42ha, or 104.84 acres, of freehold land and has a GDV of RM1,000,000,000. Its first phase comprises 170 semi-detached and cluster semi-detached factory units, with access via the West Coast Expressway.
ETP @ KIIP Jenjarom is larger by land area at 51.79ha, or 128 acres, and carries a GDV of RM733,000,000. It comprises 162 semi-detached and cluster semi-detached factory units plus 28 industrial land lots, with access to both the West Coast Expressway and the South Klang Valley Expressway.
By September, Klanggroup said 82 units at ETP @ KIIP Kapar Phase 1 were occupied, while ETP @ KIIP Jenjarom had 113 occupied factory units and 28 handed-over industrial land lots. Businesses represented across the projects include logistics, e-commerce, automotive products, furniture and building materials.
The specifications also explain why owner-occupiers would care. The projects are described as providing 400-amp power supply, floor loading capacity of three tonnes per sq m, 40-foot eave height and concrete driveways. Those are practical details for manufacturers and warehouse users, not brochure dressing.
Klanggroup executive director Danny Ong said the group intends to keep developing well-located factories that meet operational needs and contribute to Selangor's industrial areas. For buyers and agents in the west and south of Selangor, the handover gives a fresh benchmark for how quickly completed industrial stock can be taken up when the location, access and specifications line up.
