RM846 psf: KIP REIT completes Setapak Central buy

Rummah EditorialRummah Editorial··2 min read

KIP REIT has completed its RM435,000,000 purchase of Setapak Central Mall, turning the Kuala Lumpur retail asset into the trust's 20th property and its first mall in Setapak.

The simple number for investors is about RM846 per sq ft of net lettable area. That is RM435,000,000 divided by the 514,777 sq ft of NLA reported for the three-storey mall and basement car park. It is not a land-price benchmark, but it gives a cleaner read on what KIP REIT is paying for income-producing retail space.

The yield number is the other commercial point. The Edge Malaysia reported, citing KIP REIT's statement, that the mall recorded RM31,300,000 in net property income for the financial year ended 2025, implying a 7.2% yield on the purchase consideration. EdgeProp, citing the Bursa filing trail, said the acquisition was completed after settlement of the balance purchase consideration.

Setapak Central has also been renamed KIPMall Setapak. KIP REIT said the acquisition lifts its total net lettable area by about 16% to 3.8 million sq ft and raises assets under management to RM2,200,000,000, above the RM2,000,000,000 target it had set for 2027.

The funding mix matters because REIT acquisitions are never just about the headline price. The Edge reported that the deal was funded through bank borrowings via AAA-rated medium-term notes and a private placement, with the placement contributing RM161,600,000, or 37.1% of total acquisition funding. EdgeProp reported that 200,000,000 new units were issued in August at 81.5 sen each, raising RM163,000,000 gross.

Income from KIPMall Setapak is expected to be recognised from the second quarter of KIP REIT's 2027 financial year. For Setapak, the immediate change is ownership and branding rather than a redevelopment promise. For unitholders, the test is whether a nearly full mall can keep producing that income after funding costs and integration work are counted.
