RM132 billion is the number Johor property agents should keep from Budget 2027. It is the investment recorded for the Johor-Singapore Special Economic Zone from 2025 to June 2026, and it now comes with a clearer date: Malaysia and Singapore plan to launch the JS-SEZ master plan and blueprint by the end of 2026.
Prime Minister Datuk Seri Anwar Ibrahim gave the figures in his Budget 2027 speech on 9 October 2026, saying the zone brings together Malaysia and Singapore's strengths. The master plan is the document buyers, tenants and agents should watch because it should show where public works, industrial nodes and cross-border access are being prioritised, instead of leaving the market to read scattered announcements one by one.
The more local number is RM12 billion. That is the potential investment attached to Nexus Sedenak, which Anwar described as a new industrial node in the northern part of the JS-SEZ. He also said the node could create 45,000 jobs, with the road from the Sedenak interchange to be upgraded and further facilities to connect the area to major ports and regional trade networks.
For home buyers, that does not mean there is a new housing scheme to book this weekend, and it is not a house-price forecast. The practical point is simpler: a jobs centre and road upgrade, once pinned down in a master plan, can change the questions people ask about commute, rental demand and where new townships might get support. Sedenak is still a different proposition from Johor Bahru city-centre living or Iskandar Puteri family housing.
The maths is useful because it keeps the story in proportion. The RM12 billion Sedenak potential is about 9.1% of the RM132 billion investment already recorded for the wider JS-SEZ. The 45,000-job figure is therefore the figure to watch next, not as a guarantee for rents, but as a sign of whether the zone is attracting employers at the scale promised.
The Budget speech also said a special task force has been set up under the government's Queen Bee approach to coordinate negotiations across agencies and attract leading companies in strategic sectors to the JS-SEZ. For agents, that means client questions may move from "is JS-SEZ real?" to "which part of Johor is actually getting roads, jobs and approvals?" once the blueprint is released.
The master plan is expected by the end of 2026. Until then, the safer reading for buyers is to separate confirmed infrastructure and employment announcements from sales talk around the zone.
