IJM Land has launched Merione Residences at THE LIGHT Waterfront Penang, adding 145 semi-furnished homes above the Merione Grand commercial component in Gelugor.
The residential launch follows the full take-up of Merione Grand's commercial units, according to Penang Property Talk. The new homes sit within Merione, a 39-storey mixed-use address that IJM Land is positioning as part of the wider waterfront precinct.
For buyers tracking the launch, Rummah has opened a dedicated page for Merione Residences with the core project facts and launch status.
The homes occupy Levels 11 to 39 across 29 residential floors, with five units per floor. IJM's official Merione Residences page lists three layout types: Type A at 1,195 sq ft, Type B at 1,055 sq ft and Type C at 1,206 sq ft. Each layout is shown with three bedrooms, two bathrooms, a balcony and a yard, while the source report says each residence comes with two to three parking bays.
The low-density pitch is the main residential point. Merione is not being sold as a standalone tower on an isolated plot. It is being folded into THE LIGHT Waterfront Penang, where IJM Land has already built out a larger mix of homes, retail, convention facilities and hospitality uses along the Tun Dr Lim Chong Eu Expressway corridor.
Residents will have a dedicated private entrance and separate drop-off area from the commercial portion below. Facilities are placed on Level 10, with the source report naming an infinity pool, Jacuzzi, gymnasium, pickleball court and BBQ Pavilion. IJM's own page also lists resident facilities such as a multipurpose hall, reading lounge, games room, surau, wading pool and outdoor dining areas.
Connectivity is doing much of the work in the launch story. Merione is next to the Tun Dr Lim Chong Eu Expressway, with road links toward Penang Bridge, George Town, Bayan Lepas, the Bayan Lepas Free Industrial Zone and Penang International Airport. The source report also notes the RM850 million Ayer Itam-Tun Dr Lim Chong Eu Expressway Bypass, a six-lane toll-free route targeted for completion in April 2027.
The project is also being marketed around planned rail access. IJM Land says Merione is intended to have direct covered access to the future Penang Waterfront LRT Station, as well as covered links to Penang Waterfront Convention Centre, The Waterfront Shoppes and hotels in the precinct. For a waterfront project, that is the practical detail buyers will watch: whether the daily route from lift lobby to road, retail and future rail feels as connected as the masterplan promises.
Dato' Tony Ling Thou Lung, chief executive officer of IJM Land, said the take-up at Merione Grand showed confidence in the broader Merione plan. He said the residential launch builds on that momentum with homes intended to offer privacy while keeping residents close to daily amenities within the precinct.
Pricing and completion timing were not stated in the source report. Merione Residences is open for booking on the official project site.
