Eight & Eight in Tanjung Tokong turns freehold, with prices from RM691,628

UDA Holdings Bhd's Eight & Eight Condominium in Tanjung Tokong, Penang, now sits on freehold land, and its three-bedroom units start from RM691,628. The change was announced on 17 October 2026 at the opening of the project's experience centre, where Entrepreneur and Cooperatives Development Minister Steven Sim Chee Keong thanked the Penang government for "facilitating the conversion to freehold status" (Bernama).

The project has 600 homes in two towers, and every one has three bedrooms. The two-bathroom layouts run from 885 to 1,019 sq ft; the three-bathroom layout is 1,139 sq ft. Completion is targeted for 2029, Bernama reported. UDA is aiming the units at first-time buyers, professionals and investors.

The freehold title is the main change for buyers who looked at the project earlier. A leasehold condo carries a lease clock that some banks and many resale buyers weigh when they price a unit; a freehold one does not.

On price, PenangToday, reporting from the same event, put the units at about RM700 psf, against RM800 to RM1,000 psf in the surrounding area, or 20% to 30% below local rates (PenangToday). Neither report said which layout the RM691,628 starting price applies to. If it is the 885 sq ft unit, that is about RM781 psf; on the 1,019 sq ft layout it would be about RM679 psf. Buyers comparing it with resale condos nearby should ask for the price of the specific unit and floor.

UDA is also putting RM5 million into public park and recreational facilities, including Laman Tanjong, a 2.5-acre park beside the condominium. The towers come with a surau, swimming pool, gymnasium, co-working space and multipurpose halls, according to PenangToday.

The condominium is one piece of UDA's longer redevelopment of Tanjung Tokong. Of 1,200 units set aside as replacement homes for the original residents who were relocated, 550 have been completed and handed over, and the remaining 650 are still at the planning stage, Bernama reported. UDA chief executive Datuk Seri Ahmad Fuaad Kenali and Bukit Bendera MP Syarleena Abdul Rashid were also at the launch.

Next door in Mount Erskine, the federal government's RM33 million underpass linking Jalan Mount Erskine with Jalan Burma is now due in November 2030, after a redesign that tunnels under the junction instead of digging up the roads, according to the Deputy Housing and Local Government Minister's reply in Parliament on 15 October.

Layouts and project details are on the Eight & Eight Condominium page.
