Eco Business Park 7's RM1.013b Tera Deal Pulls Data Centres South

Negeri Sembilan has just put a billion-ringgit price tag on data-centre land outside the usual Klang Valley and Johor talking points.

Eco Business Park 7 Sdn Bhd is selling two industrial land parcels in Mukim Jimah, Port Dickson, to Tera Data Centers (Malaysia) Sdn Bhd for about RM1,013,000,000, according to EdgeProp. The parcels measure 221.665 acres, so the headline number works out to roughly RM105 psf on land area.

That arithmetic matters. At 221.665 acres, the site covers about 9,655,337 sq ft. Divide the reported RM1,013,000,000 consideration by that land area and the buyer is paying about RM104.92 psf before transaction costs and development spending. This is not a retail mall or a residential township changing hands; it is a large industrial bet on power-hungry digital infrastructure.

The same core figures were also reported by The Star, which placed the land within Eco Business Park 7 in Mukim Jimah, and by NST's report carried on KLSE Screener, which described the two parcels as spanning a combined 90 hectares. Bernama used 89.70 hectares in its report on the same conditional sale and purchase agreement. The acre figure from EdgeProp and The Star converts to about 89.70 hectares, so the difference is rounding rather than a disagreement over the site.

Rummah News' editorial view is that the location is the commercial point. Eco Business Park 7 sits within Parcel C of Malaysia Vision Valley 2.0, a corridor that still has to prove it can win high-value occupiers at scale. A RM1.013 billion conditional sale to a data-centre platform gives that pitch a hard number, not just a masterplan phrase.

The vendor is a joint-venture company involving Eco World Development Group Bhd, SD Guthrie Bhd and NS Corporation. EdgeProp reported EcoWorld's interest in Eco Business Park 7 Sdn Bhd at 55%, SD Guthrie Land Ventures Sdn Bhd at 30% and NS Corporation at 15%. The park itself is a 1,195-acre freehold industrial development, with previously estimated gross development value of RM2.95 billion.

Tera is described in the reports as part of a Singapore-headquartered digital infrastructure platform with operations in Malaysia, Thailand and Indonesia. The buyer's identity is important because data-centre demand is no longer only a Johor headline. If the conditions in the sale agreement are fulfilled, Port Dickson gets a benchmark transaction for large-format industrial land aimed at hyperscale and AI-ready infrastructure.

EBP 7 chief development officer Datuk Ho Kwee Hong was quoted by the outlets as saying the first phase had recorded more than RM800,000,000 of sales since the park's launch in November 2025, including industrial lots and ready-built factories. That puts the Tera transaction in a different bracket: one buyer, two parcels, and a consideration that is larger than the reported sales booked across the first phase so far.

The deal is still conditional, so the cleaner conclusion is not that values across Port Dickson have moved overnight. It is that a serious data-centre buyer has accepted a large Negeri Sembilan site at about RM105 psf, and that gives other industrial landowners in MVV 2.0 a fresh comparable to point at.
