If you are tracking industrial land for data centres in Johor, the number to keep from Crescendo Corp Bhd's sale is RM115 psf.
The deal itself is not new. What changed on 9 September 2026 is that MSFusion Sdn Bhd paid the balance purchase price and late-payment interest due under the RM263,210,000 sale of a 52.544-acre freehold industrial parcel in Bandar Cemerlang Industrial Park, Kota Tinggi. EdgeProp reported the payment, citing Crescendo's Bursa Malaysia filing on the same date.
On land area, the maths is clean. A 52.544-acre parcel is about 2,288,817 sq ft. RM263,210,000 divided by that area gives roughly RM115 psf, which is also the figure stated in the report. For a data centre buyer, psf is only the first layer because power, approvals, fibre and site preparation can matter just as much as land cost.
The buyer is MSFusion Sdn Bhd, described in the report as a subsidiary of Singapore-incorporated Megaspeed International Pte Ltd. EdgeProp said MSFusion is principally involved in computer facilities management and other telecommunications activities. That lines up with the intended data centre use, but the payment update is still a property transaction first: a land sale with a disclosed parcel size, price and completion trigger.
The payment matters because the transaction had briefly moved into default territory. Crescendo had said on 27 August 2026 that MSFusion had not paid RM225,910,000 in principal sums due under the sale and purchase agreement as at 26 August, excluding late-payment interest. Of that, RM222,730,000 was the balance purchase price, including an infrastructure-work retention sum, while RM3,180,000 was reimbursement for fibre-path construction costs and 6% sales and service tax.
The earlier Bursa-linked announcement carried by KLSE Screener shows the SPA became unconditional on 27 April 2026. The land is earmarked for a data centre, with express conditions allowing medium-industrial use subject to approved plans. The transaction was also tied to items including a 300MW power allocation confirmation from Tenaga Nasional Bhd and approval from PLANMalaysia Johor.
So what does it tell you?
- For landowners, RM115 psf is a disclosed Kota Tinggi industrial benchmark, not a rumour from a negotiation room.
- For occupiers, the power-allocation condition is as important as the land headline when the intended use is a data centre.
- For investors, the story is about completion risk as much as sale price: the buyer had a default notice, then paid before the agreement was terminated.
Crescendo had previously expected to record a gain after tax of about RM109,030,000 once the SPA became unconditional. The land's audited net book value was about RM12,260,000 as at 31 January 2025, according to the EdgeProp report.
