CPE Technology Buys Ulu Tiram Factory For RM10m

Rummah EditorialRummah Editorial··3 min read

CPE Technology Bhd is adding a small but specific Johor industrial asset to its operating base, after its wholly owned subsidiary Champion Precision Technology Sdn Bhd agreed to buy a freehold factory property in Ulu Tiram for RM10 million cash. The deal matters because it is a straightforward user-buyer transaction: the purchaser is not landbanking for a future scheme, but adding production space beside its existing manufacturing footprint.

What is being bought

According to EdgeProp, citing CPE Technology's Bursa Malaysia filing, Champion Precision Technology is buying the freehold industrial property with an existing factory from Flomatic Industries Sdn Bhd. The asset is at No 17, Jalan Indah Gemilang 5, Taman Perindustrian Gemilang, Ulu Tiram, Johor, and measures 0.4039 hectares.

Converted to square feet, the site area is about 43,475 sq ft. That puts the RM10 million purchase price at roughly RM230 psf before taking into account building condition, plant suitability, access, or any buyer-specific value from being close to CPE's current factories. CPE said the price was negotiated on a willing-buyer, willing-seller basis after considering the property's strategic value and indicative market prices of comparable industrial properties in the area.

Why Ulu Tiram matters here

Ulu Tiram sits in the wider Johor Bahru industrial orbit, where operating companies often value speed of occupation, existing factory fit, and proximity to current staff and supplier networks. For readers tracking industrial availability in the state, Rummah's Johor industrial property for sale page is the closest live inventory reference point, while completed transaction context can be followed through Rummah transactions.

The filing details also show why this is not a launch story. There is no proposed residential project, no sales gallery, and no directory page to create. CPE said the acquisition is part of its long-term strategy to strengthen manufacturing and industrial capabilities, with the site providing additional room for new and expanded manufacturing lines.

Funding and timing

The group plans to fund the RM10 million consideration from IPO proceeds. EdgeProp reported that the acquisition is expected to complete by the second quarter of CPE's financial year ending June 30, 2027, and that it does not require shareholder or other relevant authority approvals. The highest applicable percentage ratio is 3.05%.

CPE also said the purchase is not expected to have a material effect on earnings, earnings per share, net assets, net assets per share or gearing for FY2027, although it expects the acquisition to contribute positively to future earnings. The practical takeaway is narrow but useful: Johor industrial demand is still being expressed through operating expansion, not only headline logistics or data-centre land deals.
