Bayou Quartz has moved from the coming-soon board to a live launch in Kota Bayuemas, giving Klang South buyers another freehold landed option at a time when many new projects are still asking families to squeeze into high-rise layouts.
Mitraland Group officially launched the development on 10 October 2026, with The Edge Malaysia reporting a gross development value of RM800,000,000 across about 52 acres of freehold land. The first phase has 287 garden villas and park villas, with prices starting from RM905,000.
The first thing to know is that this is not a token landed release. Phase 1A has 118 units and was 90% taken up after a soft launch in August, according to Mitraland figures reported by The Edge. Phase 1B, the remaining 169 units in the first phase, opened with the official launch.
The homes are two- and three-storey landed units. Intermediate units have built-ups of up to 2,695 sq ft, while corner units go up to 3,135 sq ft. The reported layouts run up to 4+1 bedrooms and four bathrooms for intermediate units, and up to 5+1 bedrooms and five bathrooms for corner units. That makes the project more of an upgrader and multi-generation family play than an entry-level terrace purchase.
The price tells the same story. A starting point of RM905,000 puts Bayou Quartz above the mass affordable band, but still inside the range many Klang Valley landed buyers now use when they are comparing older subsale terraces against a guarded new scheme. Senang cerita, the buyer question is not only whether the house is new. It is whether the extra price buys enough space, facilities and long-term convenience.
The exact address buyers are being sent to is The Portfolio by Mitraland, formerly the Gravit8 sales gallery, at L1-01, Pier8 @ Gravit8, Jalan Bayu Laut/KS 9, Kota Bayuemas, Pendamar, 41200 Klang. The Edge report places Bayou Quartz near AEON Mall Bukit Tinggi, GM Klang, KSL Esplanade Mall, Orbix International School, SJK(C) Wu Teck, SJK(C) Pandamaran, Bukit Tinggi Medical Centre and Tengku Ampuan Rahimah Hospital. It also says the project is about three kilometres from the Johan Setia LRT3 station.
Mitraland's official Bayou Quartz page describes the project as a gated-and-guarded freehold landed community with a green spine, wetlands, boardwalks, a clubhouse, pools, gym, kindergarten, multifunction rooms and access to a mangrove walk and river jetty. The Edge report adds a two-acre clubhouse, a three-kilometre jogging path, an elevated green deck, a 20ft linear park, an eco pond and a three-acre Lake Park.
One buyer fact is still missing from the public material reviewed by Rummah News: expected completion or handover timing. Neither The Edge launch report nor the official project page stated a date. Anyone comparing Bayou Quartz with a ready subsale home in Klang should ask the sales team for the approved schedule, the strata or community charges, and whether the unit being quoted is Phase 1A or Phase 1B before treating the RM905,000 figure as a like-for-like price.
