Asmara Residences brings 195 low-density units to Likas

BRDB has put its first Sabah high-rise into the market with Asmara Residences, a 195-unit luxury condominium in Likas, Kota Kinabalu.

The launch matters because it is not another very large tower chasing volume. The project is planned as a single 30-storey block on a 1.636-acre site, with only 195 homes, according to Daily Express, which covered the grand launch. For buyers who have been watching Kota Kinabalu's upper-end condo market, the pitch is privacy, larger layouts and a managed-resort feel rather than sheer unit count.

The typical units run from 1,050 sq ft to 1,998 sq ft. The mix also includes a penthouse of almost 5,000 sq ft and two duplex units of nearly 3,000 sq ft each. Those sizes place the project in a different lane from compact investor-led apartments, and closer to families who want a condominium address without giving up too much floor area.

The site is in Likas, with the report placing it about five to seven minutes by car from the city centre and within walking distance of Kian Kok Middle School and Sabah Tshung Tsin Secondary School. BRDB is presenting that as the practical side of the launch: close enough to established Kota Kinabalu amenities, but away from the densest part of the city.

Facilities reported for the project include a swimming pool, sauna, gymnasium, children's pool, children's playground, sunset viewing deck and outdoor cinema. Terra Plenitude Sdn Bhd, a BRDB subsidiary, has also appointed Knight Frank Property Management Sdn Bhd as property manager for Asmara Residences.

BRDB's existing Malaysian portfolio is better known in Kuala Lumpur, Selangor and Johor, as shown on the developer's official website. In Sabah, this launch is a marker: the group is testing whether Kota Kinabalu has room for a lower-density luxury tower by a Peninsula-based developer.

If you are comparing new launches in the city, the useful question is not only the headline price. It is whether the larger unit sizes, limited count and professional management justify the premium for your own household. Rummah has opened a pending directory page for Asmara Residences; it will remain under admin review until the project clears the site's photo and quality checks.
