AndaBreeze has moved from pipeline name to launch name in Batu Kawan, adding 1,406 serviced-residence units to Penang mainland's new-home supply.
Kerjaya Prospek Property Bhd launched the project in Bandar Cassia on 26 September 2026, according to The Edge Malaysia. The launch brings the developer's ongoing gross development value to about RM2 billion, alongside VOX Residence @ Sentul, Viera 15 @ Shah Alam and Senna Heights @ Damansara Damai.
The arithmetic buyers will feel is density. The freehold project has two residential towers and 1,406 units. Its official project site lists homes from 636 sq ft to 1,280 sq ft, with two-bedroom to four-bedroom layouts. Indicative prices on the project microsite start from RM433,000 for 636 sq ft and RM873,000 for 1,280 sq ft, with furnishing stated as included.
That puts the published starting point at about RM681 psf for the smallest unit and about RM682 psf for the largest example on the microsite. The figures are indicative, not a sale-and-purchase schedule, so buyers should still confirm the current package, car-park allocation, rebates and maintenance charges with the developer before comparing it with other Batu Kawan launches.
The site pitch is familiar but important: Bandar Cassia, the Batu Kawan industrial and education catchment, Columbia Asia Hospital, green spaces, retail and future connectivity. Penang Property Talk reported that the launch is by Pixel Valley Sdn Bhd, a Kerjaya Prospek group company, and places the project in the central business district of Batu Kawan.
One directory note: Rummah's project page currently tracks the same Batu Kawan development under its earlier working name, Vista Residence. The launch material now uses AndaBreeze, so buyers comparing agents' materials should treat those names as the same project unless the developer states otherwise.
