If you are watching industrial land around the Johor-Singapore Special Economic Zone, AME Elite Consortium Bhd has just put a clean number on its next Pontian move: about RM26 psf on land area.
The company is proposing to buy 176.45 acres of freehold land in Mukim Jeram Batu, Pontian, for RM199,835,714 cash. AME announced the four conditional sale and purchase agreements in a Bursa filing on 10 September 2026, while EdgeProp reported that the buyer subsidiaries are Pulai Land West Sdn Bhd and Pulai Land East Sdn Bhd.
The arithmetic is straightforward. 176.45 acres equals about 7,686,162 sq ft. Divide RM199,835,714 by that land area and the price comes to about RM26.00 psf. That is land psf, not the price of a completed factory or warehouse, so it should not be compared with ready-built industrial space.
The parcels sit in Mukim Jeram Batu and are located along Jalan Ulu Pulai, which links Jalan Gelang Patah-Ulu Choh and Pekan Nanas. EdgeProp reported that the site is about 9km from the Malaysia-Singapore Second Link Expressway and 26km from Singapore's Tuas checkpoints. AME said in its issuer release that the site is within JS-SEZ.
The RM26 psf number is still early-stage land
The filing matters because AME has not sold this as a ready project. Most of the parcels are currently agricultural land, while two are industrial land and one has no stated land-use category. The company has preliminary plans for industrial use, but it has not submitted a detailed layout plan and said it is too early to determine the gross development value, development cost, expected profit or timetable.
That distinction is useful if you are trying to read the Johor industrial pipeline. A landbank deal tells you where a developer wants optionality. It does not tell you when factories will be available, what unit sizes will be offered, or what occupiers will pay.
AME expects the acquisitions to complete in the first half of 2027, subject to conditions including regulatory approvals, removal of structures on certain parcels and a breach-of-condition matter involving Lot 1911. The four agreements are interdependent and will be treated as one en-bloc transaction.
The group also signed a March 2026 deal to buy 31.8 acres in Senai for RM101.2 million. AME said the two exercises together would add more than 200 acres to its remaining 295.3-acre land bank.
- The deal price: RM199,835,714 for 176.45 acres, or about RM26.00 psf on land area.
- The location: Mukim Jeram Batu, Pontian, within JS-SEZ and near the Second Link corridor.
- The caveat: this is a landbank acquisition, not a launched industrial park with confirmed units.
