How we verify new launches

Buying off plan means trusting figures you cannot see yet, so we check new launches against two sources before they go live: KPKT, the ministry that licenses housing developers, and the developer itself.

1. The official record: KPKT TEDUH

In Peninsular Malaysia a developer needs a licence and an advertising and sales permit from KPKT before it can advertise or sell homes. KPKT lists licensed project phases on its public TEDUH register. From it, a launch page shows:

  • the licensed developer company
  • the advertising and sales permit number and the dates it is valid
  • the units in each block or house type and their KPKT-approved list prices
  • KPKT's construction status and progress, and the delivery period in the sale and purchase agreement
  • the bumiputera quota, and a link to the advertisement the developer filed with KPKT

We re-read the register every week, and a page linked to a KPKT record shows the date it was last checked. You can look up any project yourself on KPKT TEDUH.

Sabah and Sarawak license housing developers under their own state laws and are not in TEDUH. Pages there are checked against the developer's own documents, which print their licence and permit numbers.

2. The developer

The marketing name, phases, launch and registration dates, current prices, facilities and sales gallery come from the developer's own website, brochure, price list or press release. We store the link and the date for each one. Developers can ask us to correct their page at any time.

3. The rules we follow

No source, no fact.
Every figure on a launch page is stored with where it came from and the date we saw it. If we cannot show a source, the page leaves the figure out.
KPKT wins.
When a brochure or a news story disagrees with KPKT on units, prices or dates, the page shows the KPKT record and we look into the difference.
Dates keep their precision.
If a developer says "2028", the page says 2028, not 1 January 2028. A completion date that has passed is not shown as upcoming.
Prices say what they are.
KPKT-approved prices are list prices before discounts. A developer price list or a "from" price is labelled with its date.
A person checks every page.
Automated tools find launches and draft pages. Since October 2026 a person checks each page against its sources before it goes live, and again at least every 30 days; a page that has been checked this way shows the date it was last verified.
No made-up pictures.
We never generate images of a real project. Any picture on a launch page comes from the developer.
Nothing copied from other portals.
Facts come from KPKT and the developer, not from other property sites.

4. When we get something wrong

Every launch page has a "Spotted a mistake?" link. We check each report against the source and reply within two working days, and every correction is logged.

5. When you register interest

The Rummah team replies on WhatsApp. By registering you agree that we may pass your name, phone number and message to the developer, or its appointed sales agent, about that project. We keep registrations for 12 months. See our privacy notice.
