RM1b Gurun plant puts 300,000 tonnes on Kedah's chemical map

LB Group's new Gurun facility is not a small factory announcement. The China-based titanium dioxide and advanced inorganic materials manufacturer has marked the groundbreaking of LB Advanced Material Asia Sdn Bhd at Gurun Heavy Industrial Park in Kedah, with MIDA putting the total investment at RM1,000,000,000.

The first number to hold on to is RM600,000,000. That is the Phase 1 investment stated by the Malaysian Investment Development Authority. The second is 300,000 tonnes, the annual production capacity planned when the facility is fully built out. MIDA described the site as 60.1 acres; The Edge reported the equivalent as 24.32ha.

That means this is more than another line item in Malaysia's manufacturing pipeline. It gives Gurun a heavier chemical-industry anchor and adds a large export-oriented user to a corridor that already sells itself on road, rail and port access. LB Advanced Materials Asia director Liang Sun pointed specifically to Gurun's links to major highways, rail networks and Penang Port as part of the reason for choosing the site.

For property readers, the point is not that nearby land prices must move. No source has said that. The point is that a RM1,000,000,000 phased plant changes the demand profile around an industrial park: utilities, logistics, supplier space, worker movement and supporting commercial demand all become more serious when a manufacturer is planning for 300,000 tonnes of annual output.

MIDA said the project is expected to create more than 300 skilled jobs for Malaysians. Its chief executive officer Datuk Sikh Shamsul Ibrahim Sikh Abdul Majid framed the investment as part of Malaysia's push into higher-value manufacturing under the New Industrial Master Plan 2030 and the Chemical Industry Roadmap 2030.

LB Group, listed in Shenzhen, operates across titanium minerals, titanium dioxide, titanium sponge, zirconium products and new energy materials. Its flagship BILLIONS brand serves more than 1,500 clients globally across applications including coatings, plastics, inks and paper. For Kedah, the immediate property read is narrower and more useful: Gurun has landed a large industrial occupier with phased capital spending, a stated capacity target and a clear logistics rationale.
