Singaporeans are increasingly exploring Malaysia as a secondary residential base under the revamped Malaysia My Second Home (MM2H) programme, driven by high living costs in Singapore and comparatively affordable property options across the border.

Recent changes to MM2H have introduced a tiered structure—Silver, Gold and Platinum—each tied to minimum property purchases and financial commitments. Entry-level participants are required to acquire homes from around RM600,000, while higher tiers mandate investments of up to RM2 million, alongside fixed deposits ranging from US$150,000 to US$1 million.

The programme offers long-term, renewable visas spanning five to 20 years, allowing applicants to maintain their primary residence in Singapore while owning and periodically using a Malaysian property. This flexibility has positioned MM2H as a lifestyle and investment hedge rather than a full relocation pathway.

Popular locations among Singaporean buyers include Johor Bahru, Kuala Lumpur and Penang, where larger homes and lower price points offer stronger value compared to Singapore’s housing market. Industry observers note that many buyers are motivated by space, cost efficiency and diversification of assets, rather than immediate migration.

Policy revisions also require participants to retain purchased properties for up to 10 years, reinforcing the government’s objective of supporting long-term investment and reducing residential overhang.

While the updated requirements raise the financial threshold for entry, the programme continues to attract regional interest, particularly from Singaporeans seeking flexibility, lifestyle benefits and exposure to Malaysia’s property market without giving up their base at home.
